Do I need to replace my windows before I sell my house?

Short Answer: NO. However, If you sell your house with single pane windows and everyone else is selling their house with updated and energy saving double pane windows then you can not expect to get the same price for your house as your neighbor.

Most buyers today expect energy efficiency and when new houses cost about the same as old houses they can simply buy a new house or an older house with newer windows. If they choose your house they will like ask you to give them a credit for new windows or they will simply offer you less than what you are asking.

Window replacements can cost as little at $500 for vinyl windows and as much as $3,000 for wood framed windows. It may come as a shock to you but you should contact your local window company and get a quote. You will see that most of them will charge you somewhere around $10,000 to replace 10 windows.

"According to REMODELING Magazine's 2012-13 Window Cost vs. Value Report, a mid-range vinyl window replacement cost should average $9,720.This is an average of replacing 10 windows in a typical home."

Since our company mostly purchases homes in South Texas, as of 2016, we know that windows can make a big difference in the energy efficiency and utilities costs. If we buy a house that is older we know that most of the older houses have single pane windows and we will need to replace them so that renters will incur less monthly air conditioning costs which makes it easier for them to afford rent.

If we choose to renovate and sell the house with a Realtor in the retail market space we know that we must spend the money for new windows if we want to compete with the prices of other updated houses in the area. If we do not do that then we can not expect to receive a full priced offer.
