What if I use a real estate agent for new home builder on contract?
We are in the process of writing a contract / signing a contract on a new home, from a decent size builder. I have heard a good tactic is to go in with a real estate agent I trust, and then have an agreement to split some of the profit with the agent, since as the buyer the price of the home wouldn’t increase, but the seller (builder) would be out 5% or so of the home cost.
Can someone confirm what an agent would get going into this contract with me (house is in IL and worth $307K)?
Also, if I asked the builders in advance if they could make it worth my wild to NOT come in with an agent on the contract, what do you think is fair to ask them to do for me? Example I am thinking is to have them come down on the price of the home by 5K, or ask for them to stay at 307K, but throw in 5K in options free.

Always use an Agent you trust and a Broker is even better (he is the boss).
The housing tract does not want you to use an Agent and they in many cases do not want to pay them a fee. But it is for your protection to have someone with much knowledge to review the contracts.
You can hire a Buyers Agent to help you through the contracts. You pay them a flat rate fee, generally $500 or so.
They will make sure you understand all the paperwork and that it is only in your best interest.
The builders agent wants what is best for his client, the builder.
You need to review the HOA’s, and CC&R’s too. Find out about all warranties, and insurance costs.
Work with a Broker or Agent, it is worth it in the end.

”By legal or moral suasion let us put it away”: Temperance in Baltimore, 1829–1870. $49.99 This study revisits the history of temperance in Baltimore in order to present an inclusive and revealing narrative analyzing the work of Catholic men and women, free blacks, and the city’s few Jews alongside the more familiar story of white Protestant anti-alcohol activists. Their stories illustrate the ways in which people of different faiths, social classes, and ethnic backgrounds defined “temperance” at different times, and crafted a variety of approaches to alcohol restriction, regulation, or prohibition. My work exposes the ways in which antebellum Protestant and Catholic temperance strategies overlapped, particularly by demonstrating how the Washingtonians both influenced and were influenced by the work of the Irish Catholic temperance reformer, Father Theobald Mathew. But it shows how, in the end, denominational and ethnic differences dashed any real chances for Catholic-Protestant cooperation. And it chronicles how Protestant reformers’ turn toward strict regulation and, in the aftermath of a failed “Maine Law” campaign, prohibition, marginalized Catholic temperance reformers. Finally, it answers the question of what happened to this social reform through the Civil War years, on the home front and in the military, by tracing temperance activism during the war and the post-war years, ending up at the Panic of 1873 and the rise of a national prohibition movement. Excerpt: Goldsborough Hall is a Jacobean stately home located in the village of Goldsborough, North Yorkshire, England. It is a member of the Historic Houses Association. The house itself is a Grade II* listed building. The current Hall was built for Sir Richard Hutton (1560-1639) after he acquired the Goldsborough Estate in 1598.The original building still stands and is occupied as a private family home that is not open to the public.The Hall is available for bed and breakfast guest accommodation or exclusive hire for weddings and private functions. Their son Robert Byerley married Elizabeth and Philip’s daughter, Mary Wharton in 1695. Robert Byerley was MP for County Durham and represented Knaresborough nine times between 1697 and 1710. It is the oldest house in Walton. The home’s location was home to a tavern as early as 1795. Abner Gaines came to Kentucky from Virginia in 1804. Gaines opened a Post Office in his tavern in 1815, then began the first stagecoach line between Cincinnati, Ohio and Lexington, Kentucky .Local Historians speculate that slaves owned by Gaines worked as skilled craftsmen to build the 17 room house, two and a half story main house.
