What happens when you own California land and the population around it rises? It means new jobs are coming into the area. What else? Money is going into the local economy. New infrastructures are grabbing their blue suede shoes and jumping onto the real estate dance floor including business centers, manufacturing industries and energy plants. Surrounding California homes, schools, parks, hospitals, and shopping malls are blossoming! As the local economy expands recreational centers emerge such as golf courses and theatres. Artists then depict the convergence of old local customs and new city styles and guess what? You make money! Not only is being in the middle of this California land development exciting, but most importantly, you stand a good chance of making money on your land for sale in California above what you paid.

Simple supply and demand economics shows that the opposite holds true when people begin to leave an area. For example, when the devastative Hurricane Katrina swept through New Orleans, Louisiana, it caused the real estate market there to crash because everyone had to flee.

Knowledge of population patterns is very important to buy land California and sell land California. The chart below shows how the total population of California has increased at an average rate of over 1% a year between 2001-2004.

California’s growth rate of over 1.3% shows that more people are moving into California than are leaving. As a result, the price of land continues to rise everywhere. However, even if this ceased to continue there will always be certain areas where California land will increase in value.

Notice how Los Angeles county real estate dwarfs the other counties by the size of its population. Orange County real estate holds the second largest population size. Southern California real estate as a whole has 6 for 6 counties on the list of most populated counties in California, however 7-10 is dominated by counties in the Northern California real estate hemisphere, so they are right there too. The weather is what continues to be the deciding factor for people moving to Southern California.

The noticable trend is that the counties closest to the real estate in Los Angeles County CA and the San Francisco Bay area experienced the most growth. Placer County and Riverside County real estate are the top two areas with the fastest population increases in recent years, growing at an average pace of about 5% a year. Both are adjacent to the major metroplis centers Los Angeles and San Francisco. Placer County is adjacent to the Bay area and Sacramento County CA. Riverside land CA is a stone’s throw from Los Angeles County land. The top 3-5 spots (Madera County CA, Calaveras County CA, and San Joaquin CA) are also in Northern California farther out from the expensive San Francisco area. The most noticable pattern is the exodus from San Francisco County CA real estate. “Your prices are killing me Larry!” That’s because the average price of a home in San Francisco in 2006 was above $650,000. Out of all the counties in California, San Francisco had the worst population growth rate at negative 1%. Yet, I can vouch for those going to the county, because the views are spectacular in San Francisco and the people are great, they are very smart and stylishly astute. Stylishly…. hmmm Is that a word? Maybe it will be legit some day! Santa Barbara in Southern California also experienced a decrease in population size probably for the same reason as San Francisco, wow what a beautiful place Santa Barbara has become, and by the way it tops the list of the best luxury homes in California with the highest average sales price for California homes in the Southern California region at $1,190,000.

It is one of the 38 parish churches of the Episcopal Diocese of Delaware. Many statesmen from Sussex County are interred in the churchyard, including Caleb R. Layton, Daniel J. Layton and others. The church was initially organized on June 21, 1794 and a plot of land was acquired on Front and Pine streets, though it was never used and later sold in 1806. The Rev. James Wiltbank conducted services in the court house infrequently in the absence of an actual church. In 1804 the current lot at East Pine and Academy streets was acquired and a wood frame structure was built over the next two decades due to lack of funding. In 1805 the Delaware legislature passed an act allowing the vestry to raise $1500 by lottery for the construction of the church. On January 25, 1806 the Rev. Hamilton Bell dedicated the still unfinished church. The legislature authorized another lottery in 1827 to raise $10,000 for the construction of an academy, a Masonic Hall and for the completion of St. Paul’s, though it was never held. In 1843 the frame church was removed and the construction of a new church began. This brick structure was completed in 1844 and then consecrated on November 19 of the same year. In 1802, Frederic Baron de Hoen was granted 2,600 acres (11 km) in Whitchurch Township around the lake, owning lots 10 and 11, concession 4. He received the grants as a Hessian soldier for service with the British Army in the American War of Independence. Through the years a story had been handed down that he sold 400 acres (1.6 km) of land for the cost of a horse and saddle to Peter Reesor, a Pennsylvania German who registered the land in 1805. Reesor’s family and fellow Pennsylvanians began settling the area in 1803, continuing with other Mennonite families (the Tauns and Brillingers) between 1850 and 1900, and the lake was then known as Reesor Lake. Ressor Lake became Middleton Lake after the Middletons bought the land from the Ressors at the turn of the century. In 1920, the Middletons sold their land to George and Annie Preston who developed the lake as a summer tourist resort in the early 1920s. A number of the actors in this tale speak in a broad Lincolnshire Fenland dialect, which may make it a little hard for some readers. Some of the more unusual words are annotated in square brackets. The Squire sees the gradually encroaching bog and marsh in his land, and realises that with drainage he could reclaim this as good farm land. When digging begins there are a number of nasty incidents–torching of houses, malicious woundings of horses and cows, gunshot wounds to humans, and even murders. A constable is called in, and takes a dislike to Dick, the Squire’s son,and to his friend Tom. He tries to pin the blame on them. At times even Dick’s father is inclined to think that way, too. But eventually the culprit is found. There are the tense moments typical of this author, and you will perhaps learn a lot about fenland natural history. This dissertation consists of three papers on land use economics and regulation. The first paper reviews numerous past literatures on how land-use regulation, agricultural subsidies, and use-value assessment method affect land values. The second paper uses a theoretical model to analyze how imposing minimum-lot-size zoning and different designs of minimum-lot-size zoning policies affects land value. The third papers use land data from Oregon to investigate the price effect of minimum-lot-size zoning and potential impact of Measure 37 and 49.;The first essay reviews an extensive collection of literature from most major applied economics journals in recent years. These past studies attempted to investigate the impacts of various land use policies, including minimum-lot-size zoning, open space protection, wetland conservation, etc. These studies demonstrate how land use policies might affect residents’ land consumption, social welfare, land markets, local government finance, and urban development patterns. Various econometric and mathematical models have been used to overcome problems related to modeling and data, such as spatial correlation.;The objective of the second essay is to investigate the effect of the minimum-lot-size zoning on land values versus the value of individual exemptions from the regulations. The study first assumes all residents live in a monocentric city and have the same income constraints, and then assumes that there are two income groups living in the monocentric city. Minimum-lot-size zoning is applied to the periphery of the city. As stated in the study by Jaeger and Plantinga (special report, June 2007), distinguishing between two concepts – the change in property value due to regulation and the value to a landowner of an individual exemption to a regulation – is important to estimate the potential impact of Measure 37 and 49. Therefore, this study will explore both cases: (1) the removal of minimum-lot-size zoning from all parcels, and (2)

Excerpt: In 1814, John Gano, Richard Gano, and Thomas Carneal purchased 150 acres (0.6 km) on the west side of the Licking River at its confluence with the Ohio River, referred to as “the Point,” from Thomas Kennedy for $50,000. The men named their new riverfront enterprise the “Covington Company,” in honor of their friend, General Leonard Covington, an American officer who once trained troops in the area and was killed in the War of 1812. The investors prepared a plat for the new city that was approximately five blocks wide by five blocks deep. The platted streets lined up with the streets of Cincinnati across the Ohio River, symbolically tying the future of the fledging city to its larger neighbor to the north. The first five streets, running north to south, were named for Kentucky’s first five governors: Shelby, Garrard, Greenup, Scott, and Madison. In February 1815, the Kentucky General Assembly incorporated the land as the town of Covington. At the time of its incorporation, Covington and all of today’s Kenton County was a part of Campbell County. Shortly after its incorporation, the investors began selling lots in the new city for $385 a lot. However, for the next 15 years, lot sales were slow and disappointing. By 1830, the young city had a population of only 715 and lot prices were selling for half their value in 1815. After 1830, in large part because of the influx of German immigrants, Covington’s population began to grow significantly, creating a number of distinct and diverse neighborhoods within the city.
